As a shared owner, you are purchasing a self-repairing lease. This means that after the first year of your home being built, you are responsible for maintaining all parts of the property e.g. boiler, heating, windows etc.
Please check your Home User Guide (provided when the property is first built) as some parts may be covered by extended manufacturer warranties. The lease will state this in detail, but you are responsible for repairing or replacing;
A plan will be attached to your lease which shows the boundaries for your home. The areas are usually highlighted using red lines.
There may also be another plan showing any communal areas which you will contribute to the maintenance of. You may find ‘T’ marks on the plans – this highlights which fences you are responsible for.

Your home is yours to decorate as you wish. If you wish to make any structural alterations to the house (e.g. moving walls, building extensions) you must seek written permission from us before the works are started.
If you have a Plus Dane electric shower fitted in your home. Any replacement shower heads or hoses should be original manufacturer parts. Any non-standard parts fitted can damage the shower and void the warranty. In addition, the Bathroom Manufacturers Association (BMA) has issued an important safety warning (which you can read here) concerning stop-button showerheads, advising consumers not to use start/stop type showerheads with electric showers as this can cause sever scalding.
