Rent and service charge review 24/25

The formula for rent setting, set by government, is Consumer Price Index +1%. The CPI as at September is used to calculate social housing rents.   

In September 2024, the CPI was 1.7% which means the 2025/26 rent increase has been set at 2.7%. 

Plus Dane has taken a decision to increase rents in line with Government guidelines in response to a greater demand for our services and the increasing costs associated with delivering those services.

We have invested more in our homes over the last 12 months and our plan is for that to continue over the coming years as we strive to make homes warmer and more energy efficient for our customers. 

We understand that this is a significant increase, and it was an extremely tough decision for us to make. The rent and service charges you pay enables Plus Dane to provide the services you receive as well as carrying out the activity to keep you safe in your home including gas and electrical testing.  

We regularly check that the charges you are paying for your home services provide good value for money. We will decrease your charges where we are able to, but in the current economic climate it is more likely that your service charges will rise to cover the increasing costs of the services you receive. 

We are all experiencing these increasing costs for materials and energy due to the external environment. Your rent increase will go some way towards covering these increased costs.
